India’s Flex Workspace Sector Soars in Early 2026

India’s Flexible Workspace Market Sees Strong Growth in H1 2026

India’s flexible workspace sector is showing impressive growth as we head into 2026. Recent data reveals a significant leap in the number of flexible workspaces leased across the country’s major cities. In the first half of 2026, flexible workspace providers leased out a total of 191,306 seats, marking a remarkable 68.4% increase compared to the same period last year. This surge highlights the ongoing demand for flexible solutions that provide companies with operational flexibility and the ability to scale quickly.

Notably, flexible workspace operators captured nearly 20% of the total office leasing activity, with a record gross leasing volume (GLV) of 8.4 million square feet in H1 2026. This represents a 55% increase from 5.4 million square feet in H1 2025. The demand is primarily driven by enterprises, Global Capability Centres (GCCs), and companies looking for adaptable work environments.

Global Capability Centres played a crucial role in this growth, accounting for 44% of all flexible workspace leased, an increase from the 37% share in 2025. This trend indicates the expanding importance of flexible workspaces in the corporate real estate landscape, as global companies increasingly incorporate these options into their growth strategies.

Bengaluru continues to lead as the largest market for flexible workspaces, leasing out 57,487 seats in H1 2026, which is 30% of the national total and reflects a 31.8% rise year-on-year. Following Bengaluru, Hyderabad displayed outstanding growth with 40,451 leased seats, achieving a remarkable annual increase of 170.8%, driven by demand from tech companies and GCCs.

Mumbai and Delhi NCR have also shown strong performance, with their leasing volumes increasing by 130% and 152.7%, respectively. Pune experienced a healthy growth rate of 27.8%, while Chennai saw a modest increase of 3.6%. Interestingly, Ahmedabad recorded the largest jump with a staggering 570.3% increase in leased seats, albeit from a smaller base. Kolkata also performed well, witnessing a 48% rise in flexible workspace uptake.

In summary, the flexible workspace sector in India is on the rise, propelled by strong demand from GCCs and enterprises seeking adaptable office solutions. As companies look for spaces that are customized and cater to modern workplace needs, flexible workspaces are becoming a vital aspect of corporate strategy.

Commenting on this trend, Ramita Arora, Executive Managing Director for Bengaluru and Head of Flex in India, stated, “Flexible workspaces are now a vital part of corporate real estate plans. As companies strive for efficiency and agility, flexible office solutions are becoming key to their long-term strategies. The growing appearance of listed operators is also enhancing transparency and confidence in the sector.”

The increasing customization of workspaces and the focus on employee experience, technology integration, and sustainability are further reinforcing the importance of flexible workspaces for businesses across India.
