Ronit Roy Secures Andheri West Office Space for Rs 1.39 Crores Over Five Years

Actor Ronit Roy has recently signed a lease for a commercial office space in Andheri West, Mumbai, at a total cost of about Rs 1.39 crores over five years. This new acquisition adds to the real estate assets he already owns in the city, including a residential apartment in Versova.

The office, spanning 950 square feet, is located on the fourth floor of Vastu Prestige, which is close to City Mall in Andheri West. The lease agreement was officially registered on June 12, with the lease starting on July 10 and set to run until July 9, 2031.

The office space has been leased to Kerawi Care (OPC) Private Limited, with Vandana Verma serving as its director. In the lease, Roy is the licensor, while the company holds the position of licensee.

The monthly rent for the office is set at Rs 2.1 lakhs, with a security deposit of Rs 6.5 lakhs. Over the five years, the total rental amount will reach Rs 1,39,24,584. The agreement also includes a 5% increase in rent each year and a lock-in period of three years for both parties.

Additionally, the lease outlines how property-related expenses will be shared. Roy will handle property taxes, maintenance fees, and non-occupancy charges, while the tenant is responsible for paying electricity bills based on their actual usage. Notably, there is no mention of designated parking for the office space in the agreement.

This isn’t Ronit Roy’s first foray into Mumbai’s real estate market. Reports indicate he bought a 4,258-square-foot apartment in the Lodha Versova project for Rs 18.94 crores back in 2024, which included four parking spaces. Furthermore, a report mentioned that Roy and his family live in Versova, where they have expanded their home by purchasing adjacent apartments over time.

In addition to his successful acting career, known for roles like Mihir Virani in “Kyunki Saas Bhi Kabhi Bahu Thi” and Rishabh Bajaj in “Kasautii Zindagii Kay,” Roy also runs a security agency called Ace Security and Protection. This agency has provided services to various high-profile Bollywood stars, including Amitabh Bachchan, Shah Rukh Khan, Salman Khan, and Aamir Khan, and even extended protection to Saif Ali Khan after a security incident.
