Bain Capital Considers Investment in New World Development Amid Financial Challenges
Bain Capital is looking into a potential investment in New World Development, a prominent property company based in Hong Kong. This interest comes at a time when New World is facing significant financial difficulties and is searching for ways to reduce its substantial debt.
Sources familiar with the situation have revealed that Bain is exploring a deal which may involve the Cheng family, who controls New World, possibly contributing additional funds. However, negotiations are still in the early stages, and it remains uncertain whether Bain will go ahead with the investment.
On Friday, New World’s stock experienced fluctuations, closing at HK$5.82 on the Hong Kong Stock Exchange. Representatives from Bain declined to share further details, and there was no response from New World or the Cheng family regarding inquiries about the deal.
As one of Hong Kong’s long-standing property giants, New World Development holds a variety of residential, office, and shopping projects throughout the city and in mainland China. Like many developers in the area, the company has struggled amid a challenging real estate market. A decline in home prices, low consumer confidence, and rising interest rates have all contributed to a decrease in revenue and increased borrowing costs.
As of June, New World’s total debt stood at around HK$143 billion (approximately US$18 billion), with some due as early as 2028. Earlier discussions with other global investors, like Blackstone, have not succeeded—Blackstone withdrew from a proposed US$4 billion partnership after the Cheng family refused to relinquish control of the company.
Recently, New World announced it would be stepping away from a major multibillion-dollar project with Hong Kong’s Airport Authority. Analysts suggest that this change could create a more favorable environment for potential investors to support the company financially.
