Growing Interest from NRIs in Indian Real Estate: Insights from Buy India Realty

Buy India Realty (BIR), a real estate advisory firm based in the United States, is seeing a surge in inquiries from Non-Resident Indians (NRIs) interested in practical residential properties in India. Established in 2025, BIR aims to help NRIs in the U.S. and Canada make informed decisions about buying homes back in India.

Since its inception, BIR has held several events across the United States to connect directly with Indian buyers. Feedback from these events indicates that many NRIs are approaching property purchases with a focus on practical aspects, such as usability, long-term value, and easy management, rather than just seeing them as investments.

“A lot of NRIs are thinking about how they will actually use the property over time,” a representative from BIR shared. “They often ask about its suitability for their families, how manageable it will be from afar, and whether it has potential for rental income.”

This focus aligns with recent reports from industry leaders like JLL and ANAROCK, which show strong demand for mid-range housing in major cities across India. These reports indicate that properties in this segment tend to perform better in terms of renting and absorption than high-end luxury options, which require more significant investments and maintenance.

BIR has noticed heightened interest in cities with robust infrastructure and employment opportunities, including Bengaluru, Hyderabad, Pune, Mumbai, Navi Mumbai, Chennai, and the Delhi NCR region. NRIs prefer properties that have functional layouts, reasonable upkeep costs, and clear regulatory status.

Rather than offering blanket advice, BIR collaborates with each NRI client to understand their unique goals, whether that’s using the property for family vacations, generating rental income, or planning for future investments.

“For our clients living abroad, clear communication and predictable outcomes are just as crucial as potential returns,” the representative explained. “Our advisory role helps them navigate the trade-offs of different property types and locations.”

As a growing advisory platform, BIR focuses on empowering NRIs with comprehensive information, connecting them with verified projects registered under the Real Estate Regulation Act (RERA), and providing support throughout the purchasing process, from documentation to property viewings and post-purchase considerations.
