Veteran filmmaker Subhash Ghai has made waves in the real estate market by selling two luxurious apartments in the Jogeshwari area of Mumbai for a total of Rs 11.61 crores. The properties, situated in the upscale Splendor Complex Co-op Housing Society Ltd., were sold in March 2025 through his company, Mukta Tele Arts Private Limited. This significant sale highlights Ghai’s keen business sense and reflects the booming luxury real estate market in Mumbai’s western suburbs.

The two apartments each sold for Rs 5.80 crores and feature a carpet area of 889 square feet, with a built-up area of 1,067 square feet. These transactions included a stamp duty of Rs 34.83 lakh per unit, along with a registration fee of Rs 30,000. The high price point showcases the increasing demand for premium residences in this desirable location. Developed by Oberoi Realty, the Splendor Complex is known for its modern amenities and its close proximity to Mumbai’s commercial and entertainment centers, making it a popular choice among affluent buyers.

The Jogeshwari area has become a hotspot for residential real estate due to its excellent connectivity. It is conveniently linked by the Western Express Highway and the Jogeshwari-Vikhroli Link Road, making it easily accessible to major business districts in Andheri and the film studios in Goregaon. The recent sale, which amounted to over Rs 54,000 per square foot, demonstrates the rising property values in this suburb, driven by ongoing infrastructure improvements and increasing demand for luxury housing in 2025.

This isn’t Subhash Ghai’s first investment in Mumbai’s real estate market this year. In February 2025, he and his wife, Mukta Ghai, purchased a large 4BHK apartment in the upscale 81 Aureate Tower in Bandra for Rs 24 crores, which included three parking spaces and a substantial stamp duty of Rs 1.44 crore. Prior to that, in January, the couple sold an apartment in Andheri for Rs 12.85 crores, gaining a profit of 47% from their 2016 purchase of Rs 8.72 crores.

With these recent transactions, Subhash Ghai continues to navigate the bustling real estate landscape of Mumbai, showcasing not only his talent in filmmaking but also his strategic investment acumen.
